Your builder-sale preparation checklist

Confirm the buyer’s goals, budget, financing readiness, timing and preferred areas.Check for existing representation and review the appropriate brokerage-approved representation agreement and disclosures with your broker before tours or services.Contact the community before the buyer visits, calls, registers online or attends a virtual tour. Ask about prior registration and agent eligibility.Confirm first-visit attendance, online registration, required identification, protection period and re-registration rules in writing.Obtain written compensation terms: amount or basis, eligible inventory, exclusions, bonuses, deadlines and payment requirements. Do not assume a commission.Record community contact, date confirmed and where the written registration and compensation evidence are filed.Compare base price, lot premium, upgrades, HOA and assessments, deposits, financing terms and any incentive conditions.Have the buyer review builder agreements, deadlines, deposits, cancellation provisions and inspection access; ask the broker about unfamiliar terms.Track financing, selections, inspections, construction updates, walk-through, closing and possession.Confirm brokerage payment documents, commission instructions and closing statement; submit the complete file using the current ACR checklist.

Start with the total cost—not just the advertised base price. Review lot and upgrade costs, deposits, HOA and assessments, financing conditions, inspection opportunities, construction timing and possession.

Confirm representation and compensation in writing. Ask the broker about any unfamiliar builder agreement or deadline.

Referral or support request

Clear terms before the handoff

Referral compensation is determined by the executed brokerage agreement. Confirm the gross commission basis, referral percentage, any deductions, payment recipient and payment timing before introducing the client.
